What’s the property type that is the top for increase in price? Briefly, it’s not detached…

I was invited by ERA to speak in Singapore recently and I enjoyed the session tremendously. I received many good questions and the session which was supposed to be an hour extended to an hour and 30 minutes or more maybe. The average age of all those who came? Slightly above my age. 🙂

Singaporean investors do have a lot of knowledge and is able to ask very specific questions. I believe all those who came already have experience and thus is there to validate what they think and what they know since the topic I presented was as below:

Which property type is the best for price increase?

The best (in terms of increase in price) would be Terrace, followed by High-Rise, Semi-Detached and then, Detached. It is in this order. Do not think too much. Semi-Detached percentage increase may be lower but the actual amount could be higher because of its price. So, if one has money to buy semi-detached, one may have also gained tremendously too if one were to sell.

Just because average is up does not mean every property is showing price increase

If the property you bought did not increase in price, it may be because the price you paid could have been too high. When we look at demand versus supply, it is never based on.total demand and total supply in the whole market yeah. It’s based on total demand for ONE particular area and the total supply available. For mature neighbourhood, new properties may not be readily available, thus demand will always be higher than supply. This will contribute to the property price increase bias too.

Meanwhile for newer areas where the demand is not high, the upcoming supply may ensure that property prices would only rise slowly over time due to inflation. This is why sometimes we wonder why the property prices in one particular area has yet to move while those of other areas have already gone up. All the best and choose the property type you love. Just do not buy overpriced properties yeah.
