Impression U-Thant: Just starting from RM1.3 million or RM1,700 psf

Sometimes we need to have a place where we do not need to drive 45 minutes to arrive, even if it has a mountain behind it and a majestic lake in front of it. We may just need a place which we could go home to when we feel like going home and just need a luxurious pool side to relax and just do nothing. I meant within the KL city centre. Okay, I do not qualify for this kind of lifestyle yet but when there’s a demand for it, then the supply would have to follow. A developer from Melaka, Yong Tai Bhd is entering the property development scene in Kuala Lumpur with their first residential project in Kuala Lumpur called Impression U-Thant. It is a joint development with KOF Holdings Sdn Bhd. As the name implies, this project is in a freehold site along Jalan U-Thant and this is a high-end, low-density condominium project.
There’s a coverage by EdgeProp.my recently. Yong Tai CEO Datuk Wira Boo Kuang Loon told EdgeProp.my “It is a single-block project with a GDV of RM210 million. It only has 10 floors including the facilities floor on the top level,” There would be a total of 108 units available for sale. Built-up sizes ranging from 782 sq ft to 1,632 sq ft. Prices start from RM1.3 million or RM1,700 psf.
Design.  Impression U-Thant has many facilities which will encourage residents to enjoy both outdoor and indoor recreational activities. Facilities include the barbecue pavilion, the community garden, foot reflexology path, convenience shop, poolside party pavilion, indoor and outdoor gyms, aqua gym, swimming pool, Jacuzzi, social and picnic terrace, sunset bar, and the Pilates and yoga deck.
Dual-Key. All the units within Impression U-Thant comes with a dual-key design, are semi-furnished and equipped with a smart home system.
Location. It’s along the Jalan U-Thant overseeing the Royal Selangor Golf Club and is near the Embassy Row. It is well connected by major city roads such as Jalan Tun Razak.
Boo also shared that he is confident of a 50 percent take-up rate during the official launch on 14th April 2018. The development is expected to be completed by end-2020. He says, “Impression U-Thant is a significant property development for Yong Tai in its pursuit to offer unique lifestyle experiences to its homebuyers. We are confident it will set a benchmark in the property development market with its unique and new offering,”
Yong Tai’s flagship development is in Melaka called Impression City Melaka with a GDV of RM7 billion. It is a 138-acre development comprising residences, hotels, DIY experience centres, commercial hub as well as an international standard indoor theatre with a 360-degree rotating auditorium — the Encore Melaka. ABout Encore Melaka, Boo shared, “Encore Melaka theatre in Impression City is going to be completed this May. The construction for Dawn and Amber Cove is in progress. Terra Square, the shopping mall located next to the theatre, is also under construction and currently open for lease” Encore Melaka is a franchise and the 10th Impression Series from China and, notably, the first outside China.  Do refer to the full report in EdgeProp yeah.
