Kota Kinabalu as a property hotspot?

Why do I like Kota Kinabalu? The question is too wide. Generally, Kota Kinabalu is the capital city of Sabah. Where migration is concerned, everyone from the smaller towns would think of KK as their first choice if they like to move to a bigger city for opportunities. Where international tourism is concerned, Kota Kinabalu International Airport was the SECOND busiest airport in Malaysia, right after Kuala Lumpur International Airport. Think China, South Korea and even Hong Kong tourists. Nope, Penang International Airport is the 3rd busiest, not second.

Today, we talk about KK for property investments. By the way, Kota Kinabalu is considered a major property hotspot together with the Klang Valley, Johor and Penang. So, within this hotspot, what are the areas where a lot of transactions happen then?

Article in Abby Tan of IQI Realty says that Luyang and Likas would be on top of the list. Both these areas are chosen for their proximity to the city centre. Luyang is home to some of the oldest and most well-established neighbourhoods in KK. It is also highly accessible to Penampang which is a growing development which is becoming a popular location for homeseekers.

Meanwhile Likas is situated on the outskits of the city centre but is highly accessible to the city centre via the coastal road of Jalan Tun Fuad Stephen. This sub-district is home to some of the state’s administrative offices and the chief minister’s office. There are many education institutions here too. They include Universiti Malaysia Sabah, Universiti Teknologi MARA KK, Politeknik KK and Tunku Abdul Rahman University College. To read the article in full, click Article in

I wonder when is my next trip

I have not been to Kota Kinabalu for close to 2 years maybe. Else, I would think my average trip to Kota Kinabalu (KK) is at least once every year. There were times when I was there 3 times a year. My wife is from Sandakan, so naturally, I travel to East Malaysia and do not think of it as some extremely far away and unknown place like many Malaysians from Peninsular Malaysia. I do think trips to KK would soon continue once vaccinations are done and we are back to as normal as possible.

Yes, KK will continue to be a property hotspot

If we look at what’s happening today, KK has remained on the radar of many property developers and investors too. If we look at what may happen in the future, then the future may really be very bright indeed if Sabah could be well connected to Indonesia’s new capital city; East Kalimantan. If we use Kuala Lumpur and Singapore as a benchmark in terms of connectivity and frequency, it is quite certain that East Kalimantan will be a game changer and for people in this new capital city, they could travel to Kota Kinabalu for business and pleasure too.

Maybe not so soon but even assuming 2 flights per day, that’s a total of 600 people going into KK every day. That’s 6,000 every 10 days and it’s 18,000 every month. Demand for accommodation? Definitely. For the richer ones, a property may be a logical choice too. Note: NOT SO SOON okay. It’s a totally new capital city. Even Rome was not built overnight. In the mean time, just enjoy KK first once the flights resume.
