RTS JB – SG: ICQ complex structural completion

Recently, I was the chairperson for Malaysia Land Conference 2025. Photo below. Try and find me?

During the Question and Answer session, a question was asked about the properties in Iskandar, Johor and what would happen to them since there are so many thousands of units. First of all, I do think it will take time to clear all these but rest assured, it’s just about how long. Secondly, the catalyst will be the growth of Singapore. I repeat, the growth of Singapore. If we do believe Singapore will keep growing, then Johor Bahru will be a beneficiary of this growth. The growth will be both in economy and also population.

Singapore hit 6 million in June 2024. They are likely to increase this by another half a million by 2030. (I think it’s on the lower end, could be more than 6.5 million). So, where would all these new people stay? Do note that HDB is only building less than 20,000 units every year. Assuming 4 to a unit, that’s just enough for less than 100,000 people. The growth is higher than 100,000 per year yeah. This includes new babies and also new working people.

Another catalyst is definitely the Rail Transit System (RTS). More news below:

Article in nst.com.my “MRT Corp has marked a milestone in the construction of the Johor Baru–Singapore Rapid Transit System (RTS) Link with the structural completion of the Immigration, Customs and Quarantine Complex (ICQC) at Bukit Chagar.

The milestone was marked by a topping-out ceremony.

Constructed by IJM Construction Sdn Bhd, the ICQC will be the first co-located clearance facility in Southeast Asia for both Malaysian and Singaporean authorities.

The project now moves into its final design fit-out and façade installation phase, which begins in September..” Full article here: Article in nst.com.my

You believe everyone will prefer to stay in Singapore?

If one is able to earn very high incomes by having a senior management job in Singapore, then they can stay in the private condos with full facilities. However, any typical salaried person will only be staying in a HDB flat. If they are Malaysians, they are likely to be staying in the smallest rented room for S$1000 per month. Say all you want but if given a chance and the journey to and fro takes just 20 minutes, people will stay in JB and not inside Singapore lah.

There’s just no comparison, plus the fact that I am able to just buy a car and leave it in JB and I can drive to many other places during the weekends too. This is a lifestyle yeah. Keep on visiting the same places inside Singapore is not an option lah. I love Botanical Garden, I love the casinos, I love Universal Studios but I cannot visit these same places over and over and over every year lah. I am a human. I need variety too.

Happy understanding and keep progressing well my dear RTS.
