RM15 billion development in Bandar Puncak Alam

eco grandeur1I attended an external training the other day in Klang and one of the participant came from Bandar Puncak Alam. When asked if Bandar Puncak Alam is inside Shah Alam, she said no. A check in google map showed that Bandar Puncak Alam is 35 minutes or 30km away! Shah Alam has always been a popular choice for many. So would Bandar Puncak Alam become the choice for many? EcoWorld will be launching their RM15 billion Eco Grandeur in Bandar Puncak Alam in September.
eco grandeurAs per reported in The Edge, this is modern integrated green township and Eco World’s chief executive officer Datuk Chang Khim Wah said that the entire project will be completed in 12 to 15 years. Phase 1 will be completed in three years. Adjacent to the project would be Eco Business Park V. As usual, I would always use KLCC Jalan Ampang as a benchmark for how far is this project from the city centre. Take look at the image for the google map. Yes, this is definitely not a nearby KL kind of project. Thus buyers may have to change their lifestyle or it may be attracting those working population from nearby areas looking for an upgrade from their current smaller or less attractive homes.
Pricing wise, it looks “affordable.” Already lower priced than many condos within the 15km radius from KL city centre. Two types of landed homes were previewed. The two-storey garden homes and two-storey terrace homes, with prices starting from below RM500,000 and RM650,000 for the Graham Garden two-storey terraces and the Avenham Garden two-storey garden houses respectively. Connectivity wise, it has access to Guthrie Corridor Expressway, KL-Kuala Selangor Expressway, North-South Expressway, the proposed Damansara-Shah Alam Expressway and the upcoming West Coast Expressway, to be completed in 2019.
We may believe the property sales outlook is gloomy but according to Chang, Eco World is on track to meet is RM4 billion sales target for financial year ending 31 October 2016. He shared, “For us, for the segment that we are in, like here, the outlook is still very positive. Our sales so far, in terms of landed residential all over Malaysia, has been very strong. Sales of some of the commercial properties also remain very strong.” Yes, its sales gallery is already open. Perhaps one of these weekends when I am in KL, I will drop by. Happy viewing.
