RHB Investment Bank: Positive property sector momentum in 2025

Property market transactions in 2024?

If we use the available property transaction numbers for comparison, we have the Q3 2024. In comparison to all the Q3s for the past years, we can see a clear trend of an increasing number of property transactions. Take a look below:

Q4 numbers are not yet published but if we refer to the many forecast for 2025, it looks positive. Below is another forecast for the property sector, not just for the property market but also anything property too.

Article in nst.com.my The property sector is expected to continue its positive momentum in 2025, building on last year’s strong performance, RHB Investment Bank Bhd (RHB Research) said.

“2024 saw a greater involvement of many developers in data centre (DC)-related investments and land transactions, as well as industrial developments.

Property sales may increase in 2025 as RHB Research expects developers to mostly target 5.0-10 per cent growth.

It said that some developers will likely focus on launching mid-range high-rise products to conserve their landbanks and address the potential affordability issue. Do read the full article here: Article in nst.com.my

The actual property we buy should not depend solely on macro trend

I am serious yeah. Every investment we do should be based on our own assessment and not just following ay numbers blindly. Just because everyone is buying does not mean we should also jump in. Just because everyone is staying out does not mean there’s no good property to buy. If the number of property transactions are rising and you are offered an overpriced property, would you buy?

If the number of property transactions are on a downtrend but there’s a unit right next to your parent’s place up for sale, do you buy? However, it is generally safer to buy when the market momentum is positive. For 2025, it seems that most reports thus far does point to a positive year ahead.
