REHDA: 63 pct surveyed developer has no plans to launch residential projects in second half of 2026. Good or bad?
When every property developer is bullish and continue to launch new products, should we be happy with lots of choices or should we also be cautious since this could also meant prices are also moving up pretty fast too. Well, what about the time when property developers are now the ones being cautious and prefers not to keep launching new projects instead? Should we be sad since we may not have a lot of choices to choose from then? Read the article below to understand the current situation first.
Article in theedgemalaysia.com. According to the Real Estate and Housing Developers’ Association Malaysia (Rehda), 63% of surveyed developers had no plans to launch residential projects in the second half of 2026. The survey covered 181 members in Peninsular Malaysia. Developers cited unfavourable market conditions, approval delays and unsold housing stock as key reasons for postponing launches.
The remaining 37% planned to launch 18,696 units, about 18% more than the 15,834 units launched by respondents in the first half of 2026. New-launch sales improved slightly, with the take-up rate rising from 32.2% to 33.2%.

However, sentiment remains cautious. Nearly half of respondents were pessimistic about second-half sales prospects. Financing is a major obstacle: 77% reported financing issues, particularly buyers failing to qualify for end-financing. Meanwhile, 59% reported having unsold completed residential units as at June 30, 2026, with loan rejections and high prices among the main reasons.
The survey also found that owner-occupiers accounted for 80% of residential purchases in the first half of 2026. This suggests that genuine housing needs remain important, even as buyers become more selective. Do read the full article here: Article in theedgemalaysia.com.
My personal views
I think slower property launches can be a good breather for the market. Developers need time to understand actual demand instead of continually adding supply when existing units remain unsold. Furthermore, I feel that the world economy is also not that stable currently. Let’s hope that Strait of Hormuz would be back to before the war.
However, whether market is slowing or market is moving ahead too fast, this is not a reason for buyers to rush in, either. We must remain vigilant and buy a property only after careful consideration of our needs, affordability, location and long-term financial commitments. Remember yeah, the words of the sales person should not be the reason to buy, no matter how persuasive they are. Make sure the property meets all our needs.
A home is not just a sales package or an investment projection. It is a place where we may live for many years. Buy because the property suits your needs and finances, not because someone says prices will go up.
Happy investing.
