Before renovation starts…

I think everyone will be excited when we are moving into our new home sweet home. As I have moved 4 times, I have engaged renovation contractors for 4 times. Some are from ground up, some are just touch ups. However, before we diving into our dream renovation, it’s crucial to conduct a thorough inspection to catch any potential defects.

Addressing these beforehand can save you headaches down the road. Picture this: completing your renovation only to discover defects later, leading to finger-pointing between your contractor and the developer’s team, not to mention the inconvenience of vacating your home while repairs are underway.

To streamline the process, here’s a checklist to help you identify and address defects efficiently. Ideally, your developer will provide a Defect Rectification form. If not, no worries; let’s dive into pre-inspection preparation.

  1. Be Prepared: Arm yourself with essentials like pen, paper, masking tape, measuring tape, and a digital camera (with at least 5x zoom). A ladder can also be handy for inspecting high areas. Bringing along an attentive friend can earn you a well-deserved coffee break afterward.
  2. Walls/Ceilings: Scan for cracks, uneven surfaces, holes, or missing plaster. Keep an eye out for telltale signs of water damage like fungus or watermarks, indicating potential piping issues or faulty waterproofing.
  3. Tiles: Give each tile a gentle tap with a broomstick to check for hollow sounds, which may signal poor installation and future problems.
  4. Floor: Look for gaps in wall skirting and ensure floors are even, as unevenness can be a hassle to rectify.
  5. Doors and Windows: Check for gaps when closing windows and assess door smoothness. Any issues should be addressed before move-in.
  6. Missing Fixtures: Verify that promised fixtures and accessories are installed and functional, including electrical points, broadband connections, water heaters, and kitchen cabinets.
  7. Electrical Points: Confirm all electrical points are in working order, preferably with the assistance of a qualified electrician.
  8. Pipes: Ensure pipes are not protruding, which can affect aesthetics and safety.

The inspection typically takes anywhere from half an hour to over an hour, depending on the property’s condition. Remember, a meticulous inspection upfront can save you time and frustration later on.
