Plenum fully booked in an hour. During this time?

Last week, I shared in a talk that the property market is really not as bad as what some people believe. In fact the demand for property remains strong. Then, that question would pop up. If it’s strong, then why is the overhang property still do high? Here’s that article to explain yeah. How many of us are looking to buy overhang property in 2021?.

As for my personal experience? There has been many where the development was launched before MCO 1.0 and by the time I visited the sales gallery again before MCO 2.0, the properties were sold out or left very few units. Anyway, let’s look at another piece of good news not just for the developer but also a reflection of the property market too.

Article in S P Setia Bhd’s latest landed residential project, 62 units of its double-storey terraced house was fully booked within an hour after its online launch on 14 March 2021. It’s on a Sunday. It’s in Setia Alam, Selangor. Dubbed Plenum, it is the latest Bywater Homes series project in Setia Alam which has a gross development value of RM52 million. 

Plenum consists of 62 freehold units with land size measuring 22ft by 70ft. The price starts from RM778,000, and its two built-up sizes are 2,157 sq ft and 2,080 sq ft. Bandar Setia Alam divisional general manager Tan Siow Chung said, “We are elated by the overwhelming response received for Plenum as with all our Bywater Homes’ earlier phases. This is a testament to the trust purchasers have in the Setia brand and in what Setia Alam can offer.” Article in

Price is not under the affordable category which is even better news

There are many new launches which are double-storey terraced homes with typical sizes of 18 x 70 or 20 x 70 and it’s priced at an attractive starting price of around RM500,000. Of course the location plays a part but the reason for these starter homes is also to cater to demand for such homes as well as to take care of the pocket of the potential buyers. This is one reason why I think landed homes can continue to be very popular as long as the entry price really allows people to enter into the landed home market.

Let’s hope that we would have of these good news. Especially now that the MCO will no longer be based on the whole state but will be as targeted as possible. Still do not feel positive with 2021?
