Must stay in KLCC area? Don’t wait. Buy now!

In an analysis by theedgeproperty in their portal, the cheapest property in terms of price per sf in KLCC is The Orion. It’s in Jalan Tun Razak near Istana Budaya. In fact, the price per sf should surprise those who has never considered KLCC because of price. The Orion is less than RM500 psf. Intending to know what the latest price trend for The Orion, I used an easily available property portal. This time, my reference is iproperty.com.my  Please refer below.  We can see that the prices being advertised ranges from RM533 – RM666 psf. Thus the lower end is not too far away from what was reported in theedgeproperty.

Now you may wonder why is the official numbers lower than the advertised numbers? Well, most of the time, the price can range quite a lot because of the condition of the unit, whether is it furnished or not, the size and even the view. If condition is bad, the buyer would have to spend a lot to renovate. If it is furnished, less money is needed to renovate and if the view is really nice, then there would be a slight premium. Of course the smaller the unit, the higher the price per sf and vice-versa. I would choose to believe more of what is the actual value transacted and not the advertisement. After all these days during a slow period, some desperate buyers would sell at prices which are below the usual.
So, if you believe KLCC is a good area and perhaps a growing one in terms of attractiveness and pricing, now is a good time to negotiate and find bargains. Of course The Orion is not the only one mentioned. There are a few others. For example, meaner Avenue, Crown Regency, 2 Hampshire, Due Residency. Please take note that price per sf is normally lower than usual because the size may be smaller. Do use these to further your search and finding the home sweet home that you are looking for in KLCC area.
