Press Release : Klanggroup Delivers Vacant Possession for RM1.74 Billion Worth of Developments
Klanggroup Development Sdn Bhd (“Klanggroup” or “the Group”) has delivered vacant possession (“VP”) in September 2026 for two developments in Selangor with a combined gross development value (“GDV”) of approximately RM1.74 billion.
The milestone includes two fully sold Excellent Technology Park (“ETP”) projects, ETP @ KIIP Kapar (Phase 1) and ETP @ KIIP Jenjarom.
Mr Danny Ong, Executive Director of Klanggroup Development Sdn Bhd, said: “Both industrial projects are fully sold, and more than half the units are already operating soon after handover. That tells us businesses are buying these factories to use them, and that is what we design for: practical, well-specified space in locations that work for our buyers’ operations.”
“Reaching vacant possession is an important measure of execution, but our work does not stop at handover. As businesses expand and supply chains develop, they need industrial spaces that can support their operations over the long term. We intend to keep developing well-located factories that meet those practical needs and contribute to the growth of Selangor’s industrial areas,” he added.
ETP @ KIIP Kapar is a 104.84-acre freehold development with a GDV of RM1.005 billion, Phase 1 comprises 170 semi-detached and cluster semi-detached factory units. Strategically located in Kapar, Selangor, the development is conveniently accessible via the West Coast Expressway.
ETP @ KIIP Jenjarom, with a GDV of RM733 million, spans across 128 acres of freehold land and comprises 162 semi-detached and cluster semi-detached factory units, together with 28 industrial land lots. Strategically located in Jenjarom, Selangor, the development has access to both the West Coast Expressway and the South Klang Valley Expressway.
Both developments provide features designed for a range of industrial operations, including 400-amp power supply, floor loading capacity of three tonnes per square metre, 40-foot eave height and concrete driveways. Businesses represented at the projects span sectors such as logistics, e-commerce, automotive products, furniture and building materials.
The handovers come as Malaysia’s New Industrial Master Plan 2030 places emphasis on strengthening industrial clusters for regional development. Klanggroup’s focus on factory space and connectivity reflects the practical needs of businesses operating within these industrial areas.
With both projects fully sold, business activity is taking shape following handover. As at September 2026, 82 units at ETP @ KIIP Kapar (Phase 1) were recorded as occupied, while ETP @ KIIP Jenjarom recorded 113 occupied factory units and 28 handed-over industrial land lots.
