Highest Wealth Per Person in 2025. Average vs Median is very different!

I do not like average when it comes to stats about wealth

One millionaire grouped with a fresh graduate and the average number represents no one. Median however simply meant the middle value which is typically the place where most people would be. Just that there are still the highest and the lowest side. Do take a look at below chart depicting the wealth person and it shows the fifteen highest in the world.

Switzerland leads in the average category. In fact, U.S. is second when it comes to an average number. However, when we look at the median number, U.S. is at 15th. The average number was US$621,000 and yet when it’s median, this drops to just US$124,000. Do take a look:

The higher the earning and the lower the property price, the higher the quality of living

If the median earning is US$250,000 and the property price is US$1,000,000

versus

If the median earning is US$200,000 and the property price is US$500,000

Could we know which will have a better life? The one with a lower median earning or the one with a higher median earning? They do earn an extra 25 percent. However. as soon as we put in the property price into the equation, actually, the one earning a lower median income could be better off versus spending too much of their income just on property alone.

Median Home Price versus Salary multiples

US$1,000,000 divided by US$250,000 has a multiple of 4.

US$500,000 divided by US$200,000 has a multiple of 2.5

The lower the multiple, the more affordable properties are. Is Malaysia okay in this regard?

Median Income in Malaysia?

Based on the household classification, I think our median income is around RM7,000. Thus, on a yearly basis, this is RM84,000. Meanwhile the median property price is as below:

Chart illustrating the Malaysia household income classification for 2025, detailing mean household income and corresponding income thresholds for various income groups.

Median property prices: (Source: https://www.propertygenie.com.my/insider-guide/what-are-the-average-property-prices-across-malaysia-WJ4vfReK2AN5AdXvfUL8RC)

  • Selangor: RM 440,000
  • Johor: RM 446,800
  • Pulau Pinang: RM 330,000

Using the median property price divided by the median income, they are as follows:

Selangor – RM440,000 divided by RM84,000 = 5.23x

Johor – RM446,800 divided by RM84,000 = 5.32x

Pulau Pinang – RM330,000 divided by RM84,000 = 3.93x

We can generally conclude that if someone is earning the same salary, then this person would live better if they are staying in Penang instead. Please note that all these are just a representation. It does not apply to every case because every case could be different. Everyone has own circumstances too.

Happy earning more in 2026!
