Property auction market is attractive. Help buyers to buy auction properties.

I have not bought any auction properties before. I do think if the price is right, then property auction market is a good hunting place too. Especially for the ones with deep reserves of cash. I have been to countless of property auctions and have seen properties without any bid and properties where the bidding went up to even beyond the market price. Maybe there’s something special, maybe it’s emotion but it’s always interesting to sit inside a room full of bidders, especially for some selected super undervalued properties.

150 units of same development in the same auction. Oh dear or wow, got opportunities?

I follow the postings from KL Selangor Lelong Properties in Facebook and I just saw this yesterday. Many weeks back, when I was in Melaka, I stayed at a homestay unit from which I could see this building (in the image). In my mind, I was thinking that this is a very big building and it may take some time for the whole building to be occupied. Even if I am a business, I need to have staying power so that the whole mall have time to build up its visitors number. Now I saw this auction listing.

Khazanah Research Institute (KRI) says Build-and-Sell is better for home buyer protection. My say?

Firstly I think if I am a buyer and the developer has fully completed my unit before I decide whether to buy, that’s going to be a huge plus for me. Build-and-sell may protect buyers in the sense that they will actually know what they are buying. However, this can also happen if the buyers buy from the secondary market too. These days, there are many secondary properties which could be purchased for around the same original price or sometimes even lower if the original price was overpriced to begin with.

Maximum rental increase only 5 percent BUT…

I read this earlier but I was also guilty of not reading the details. When I first read this news about rental increase, it says that current President of the United States, President Biden will call for a limit of 5 percent to the annual rent increase. The reason is because many voters are struggling with high rental and they need help as soon as possible. Actually, if they say they want to cap at 5 percent, it meant that without this cap, the increase could be much higher!

Which rose faster, inflation or the house price?

How true is this statement, don’t you wonder? I think some time back, I wrote that I am okay with home prices rising just 1 percent every year! At the same time, inflation can rise by 3 percent every year. Want to see this in number? How much do we spend every year?

Based on a typical RM5,000 salary, that’s RM60,000 per year and inflation of 3 percent means a reduction of the value of this RM60,000 by RM1,800. Meanwhile, a RM500,000 home rising at just 1 percent per year is RM5,000 yeah. This is why property is often mentioned as the best hedge against inflation.

Property Investment 101: Rental does not stay the same every year

Many people continue to tell me that renting is cheaper than buying. Their argument is very valid too. If they chose to buy, the price could be RM500,000 and they need to pay RM50,000 for downpayment too plus the monthly repayment is RM2,214 (image below). All these are much higher than if they just rent and the rental could be bwteen RM1,600 – RM1,800! Lots of savings, right?

Property Investment 101: Landed strata schemes, what are the benefits to the buyers?

The reason I prefer a strata landed home is because I do not wish to have any ‘uncertainty’ in the future. I do not wish to have some neighbours growing a tree which may attract ants. For example I love mangoes but mango trees usually attract those red ants and I am so scared with ants these days. Once upon a time, after being bitten by an ant in Bukit Larut, I became unconscious for 1 hour and after waking up, blood pressure dropped to just 55 and was sent into the ICU.
