PETALING JAYA, 25 February, 2022 – Award-winning master developer Boustead Properties Berhad’s (Boustead Properties) Balau Homes in its smart township development Mutiara Hills in Semenyih became a hit with 90% take-up rate for its Phase 1A1 and 80% for Phase 1A2. Phase 1A1 was launched during the second quarter of last year, while Phase 1A2 was soft-launched in January 2022.

Balau Homes comprising a total of 230 units of landed residential property is located in the Northern Precinct of Mutiara Hills. Phase 1A1 comprises 74 double-storey linked units and is targeted for completion in 2023, while the 66 units in Phase 1A2 are targeted for completion in 2024. With six phases in total, Balau Homes has a gross development value of RM220 million.

Boustead Properties Berhad Chief Operating Officer Eason Phan elaborated: “Mutiara Hills is the ultimate goal in smart township master planning and is perhaps one of Boustead Properties’ most comprehensive undertakings thus far in bringing to life our vision to reimagine township planning and real estate development.

Located closer to the scenic man-made lake in the township, Phase 1A2’s double-storey linked houses see a starting price of RM481,275. The latest phase in Balau Homes features the same spacious, minimalist modern design and layout options as the earlier Phase 1A1 that homebuyers loved.

According to Eason, Balau Homes’ price point hits the sweet spot given the spaciousness and affordability of the homes. “We have focused our efforts on designing homes that are attainable and we take pride in delivering value and quality to discerning homeowners who know what to expect when it comes to a Boustead Properties home,” he added.

Set against the scenic backdrop of Titiwangsa Range and Broga Hill, Mutiara Hills is approximately 40 minutes away from both the Kuala Lumpur City Centre (KLCC) and Kuala Lumpur International Airport (KLIA). It is a stone’s throw away from the mature town centre of EcoHills and is adjacent to the prestigious University of Nottingham, UK (Malaysia Campus) and other educational institutions like Tenby International School and Kolej Tuanku Jaafar.

Mutiara Hills will also be a testament to how Boustead Properties implements ESG (environment, social and governance) principles in creating a sustainable real estate development.
