Top 10 Most in-Demand Areas in Kuala Lumpur. Is your current area one of them?

I have grown to love Kuala Lumpur. It’s vibrant and I have so many options when it comes to short holidays too. I moved here over 6 years ago when my daughter just started to crawl. This year, she started primary 1. Opportunities abound when population growth is always a few hundred thousand every year. Every time friends come visiting, they see changes.

More homes are needed every year and if the new population could not buy, they will still have to rent. So, do you have a favourite spot as in area which you love the most? If based on portal demand; visits to iproperty.com.my then here are the top 10 most in-demand areas with a Kuala Lumpur postal code. The below is based on iProperty.com.my Malaysia’s Subsale Residential Property Demand Trends For 2019 which was released on 17th January 2020 in conjunction with the opening of iProperty.com.my Home & Property Fair 2020 at Mid Valley Megamall Kuala Lumpur.

Do not be too alarmed if you stay in Cheras and you are thinking why is Cheras NOT in the top 10 most in-demand areas in Kuala Lumpur? General Manager of Customer Data Solutions, Premendran Pathmanathan explained this top 10 list has the HIGHEST Unique Views per listing. In brief, every listing within these top 10 areas has the MOST number of unique people looking at them. This does not mean there are more transactions between the seller and the buyer okay.

The median pricing for these areas are as follows, together with capital growth versus a year earlier. As we could observe, many of these areas have median prices which are above RM1 million. In other words, MOST of the homes in these areas have the prices which are 7-figure in nature. For example, Taman Tun Dr Ismail, Damansara Heights, Desa Parkcity and Bangsar. Titiwangsa is also very near, at RM916,944.

Only one area has price which is sub RM300,000. It’s Pantai with RM235,000. The rest of the top 10 in-demand areas are Taman Desa, Batu Caves, Keramat and Sentul. Do take your pick yeah.
