No population growth… then who will buy property…
Peak population for the most populated countries today
As per the latest stats from visualcapitalist.com, there are countries which has reached the peak population yeah. For example, China with 1.4 billion population reached the peak in 2021. Brazil will reach peak population by 2042 while India will reach peak population in 2061 at 1.7 billion. By the year 2100, the population numbers for these countries will actually be lower than 2025. China for example will have just 633 million population! This will be less than half that of India. It is 1.5B (India) and 1.4B (China) today.

How many new Malaysians are we growing every year?
Take a look at what DOSM has published. I highlighted the fact that population growth actually fell in 2020! Population growth for 2024 was 2 percent but honestly, this number will continue to drop if we look at the number of new babies and also the fact that couples are now having just 1 or at most 2 babies.

If we use 34 million and the 2 percent growth, then we are growing our population by around 680,000 in 2024. If we assume 4 babies will live together in the future, then on a yearly basis, just for this number alone, we need 170,000 new homes. In other words, the general idea is that our property demand is still continuing. Plus we may not have sufficient homes to meet demand unless we keep building.
When population falls, the demand for housing will naturally drop too
If we look at super aged nation, Japan for example, we will know that they have many abandoned homes. The reason is because a falling population meant that the home which used to have occupants may have no one staying there after the occupant has passed on. Ageing nation means 7 percent of population at 64 years old or higher. Aged nation means 15 percent of the population at 64 years or higher. Super Aged nation would be nations with over 20 percent of its population with 64 years old or above. In other words, a nation with a dropping population.
