When will property buying stops? When it’s unaffordable, right?

If this question is for the common people, then the answer is very simple. If our current income could not support us in buying a property, then the property is unaffordable to us. Could we make it affordable? Yes, we could if we are in Malaysia. We may not be able to do so in some countries. In Malaysia, if we like to buy a cheaper property, we buy a smaller unit, we can choose a high-rise versus a landed, we can choose to buy further versus a population neighborhood or we could also choose to buy a lower end type of property.

I need a home which can accommodate 4-5 people. The home must have 3 rooms and 3 baths. The home must be near to my office and near to my son’s school and near to my wife’s favourite supermarket. Property prices are dropping! (except one type).

From the numbers as per Q1 2025 versus Q1 2024, it seems that the property price is dropping for three main house types! It has dropped for High-Rise, Semi-Detached and also Detached. The only one which is bucking the trend strongly is Terraced. Does this mean we should only buy Terraced moving forward then since this is the only type which is increasing in price? Well, if we do, then I do think the average prices will continue to rise and maybe rising even faster too.

Unsold and Overhang property. If these two are the same, then why use different terms…

Unsold property as the name says means unsold property. If it’s launched and unsold, it’s unsold property. If it’s still in construction and not yet sold, this is also unsold property.
