Khazanah Research Institute (KRI) says Build-and-Sell is better for home buyer protection. My say?

Firstly I think if I am a buyer and the developer has fully completed my unit before I decide whether to buy, that’s going to be a huge plus for me. Build-and-sell may protect buyers in the sense that they will actually know what they are buying. However, this can also happen if the buyers buy from the secondary market too. These days, there are many secondary properties which could be purchased for around the same original price or sometimes even lower if the original price was overpriced to begin with.

Top auction houses racing to expand in Hong Kong. Why?

Do you know how do international auction houses earn their fee? They earn a fee called premium fee which the buyer will pay on top of the successful auction price. This premium fee could be substantial. Searching online, I found an article in theartnewspaper.com

“As of 20 May, buyers at Sotheby’s will pay a 20% premium on any hammer price up to $6m, plus 10% on any portion of the hammer price above that amount. The company’s contentious 1% “overhead premium” will be scrapped.”

Upgrading living room with a larger sized TV. My learnings.

Just AFTER the COVID lockdown started in 2020, my 50 inch Samsung TV broke down. It’s not a smart TV but I have turned it into a smart TV with the Mi TV Stick. Sigh… No TV and everyone has to be at home the whole day? Plus a 5 year old and a 7 year old? Yea, it was such a crazy time NOT to have a working TV, right. As soon as it was allowed, I went and bought a new 50 inch Philips LED Smart TV (not my favourite brand but beggars cannot be choosers). The shop was just 1.5km away from my home. That’s as close as possible already. If I remember correctly, I paid around RM2600 for that TV.
