MAJESTIC GEN – MAJESTIC FLORA SHAPES THE NEXT CHAPTER OF SEMENYIH LANDED LIVING

MAJESTIC GEN – MAJESTIC FLORA SHAPES THE NEXT CHAPTER OF SEMENYIH LANDED LIVING

As the southern Klang Valley continues to expand, Semenyih is emerging with a more defined residential identity.

Long recognised for its settled township character, Semenyih has evolved into a more complete residential corridor, shaped by maturing townships, stronger connectivity, expanding education options and growing retail conveniences.

Official population data gives weight to this movement. Ulu Langat, where Semenyih is located, recorded a population of 1.4 million in 2020, placing it among the country’s largest administrative districts. By 2024, data from the Department of Statistics Malaysia and market research showed the district’s population had grown to approximately 1.5 million, reflecting the continued expansion of the southern Klang Valley.

This shift has changed the way buyers assess Semenyih. The consideration is no longer simply about travel distance to Kuala Lumpur. More households are looking at whether a home can offer room to grow, privacy, daily convenience, better road access and a more settled environment for day-to-day life.

Against this backdrop, Majestic Flora by Majestic Gen brings a freehold landed address to Bandar Tasik Kesuma, Semenyih, shaped around low-density planning, greenery and practical ease.

With an estimated gross development value (GDV) of RM114.242 million, Majestic Flora comprises 140 two-storey strata link homes within a 10-acre gated-and-guarded enclave. The development offers two layout types, namely 20’ x 73’ homes with built-up areas from 1,891 sq ft and 20’ x 80’ homes with built-up areas from 1,919 sq ft, with selling prices from RM738,000.

According to Dato’ Hoo Kim See, Chairman & Director of Majestic Gen, Majestic Flora reflects the company’s view that residential value must be measured through long-term liveability as much as location and product specifications.

“Semenyih has entered a more mature phase of residential growth. Families are no longer looking only at where a home is located, but how that home fits the way they live each day, from privacy and security to greenery, convenience and access to essential amenities,” said Dato’ Hoo.

“At Majestic Gen, our CHARM values guide the way we approach development. With Majestic Flora, this means looking carefully at the arrival experience, the privacy of the streets, the quality of shared spaces and the flexibility of the homes. Our intention is to shape a grounded freehold community where households can grow with confidence, enjoy a more balanced rhythm and feel a genuine sense of belonging.”

PRESENCE OVER PACE AS A DESIGN PRINCIPLE

Majestic Flora draws from the design theme “A Symphony of Sense and Presence”, with its clearest expression carried through the philosophy of “Presence Over Pace”.

Presence Over Pace translates into a home environment that makes daily life feel more considered, more grounded and less rushed.

The philosophy is expressed through homes, streets and shared spaces that give residents room to return, gather, rest and reconnect with the routines that matter. It recognises that a home today needs to accommodate many layers of daily life, from flexible work and ageing parents to children’s growth, weekend gatherings and the restorative moments that shape a meaningful life.

The word “Flora” carries a meaning beyond plants or landscaping.

It reflects the emotional character of the development. Flora represents a home environment where life has room to settle and grow. It expresses the idea of households flourishing over time within spaces that feel greener, more welcoming and human in scale.

This concept is translated across the development through three connected layers.

The first is intentionality, expressed through low-density planning, a controlled arrival experience and a gated setting that gives residents a clear transition from the outside world.

The second is shared life, expressed through outdoor spaces, a clubhouse, an 800m jogging path, children’s playground, open field, sport court and BBQ area that encourage residents to step outside and meet naturally.

The third is adaptability, expressed through practical home layouts that can respond to different life stages, from young couples and growing households to multigenerational living.

Together, these layers give Majestic Flora its core identity: a landed residential enclave shaped by presence, connection and the freedom to live at a more comfortable pace.

HOMES THAT ADAPT TO HOUSEHOLD LIFE

The architecture of Majestic Flora balances contemporary expression with practical tropical thinking.

The homes feature a modern façade language with clean lines, warm accent brick panels and a composed streetscape appearance. The pitched roof form gives the homes a familiar residential character while responding to Malaysia’s tropical climate. Façade treatments, screening elements and horizontal design lines add depth without making the homes feel visually heavy.

All homes are planned with a north-and-south orientation, helping to reduce direct east and west-sun exposure. This improves daily comfort and creates a more pleasant indoor environment throughout the day.

Inside, the homes are planned around flexibility. The open-concept ground floor connects the living, dining and kitchen areas into one continuous space, allowing residents to use the home according to their routines rather than being restricted by rigid room divisions.

This reflects the realities of contemporary household life. A home today needs to accommodate weekday routines, weekend hosting, children’s activities, elderly parents, work-from-home needs and personal time. Majestic Flora’s layout allows these different patterns of use to happen within one adaptable home.

A ground-floor bedroom provides convenience for elderly parents, guests or household members who prefer easier access. The upper floor family area creates a second living space, giving children, teenagers or extended household members room to gather without crowding the main living area.

Practical additions such as a utility area and outdoor terrace further enhance daily functionality, giving residents more usable space for storage, laundry, hosting or outdoor moments.

The low-density composition of only 140 homes across 10 acres gives the streetscape more breathing room. Combined with the cul-de-sac setting, single entry and exit point, and gated and guarded environment, Majestic Flora is planned to feel more private, secure and composed for residents.

LANDSCAPE AS THE DAILY HEART

At Majestic Flora, the outdoor environment is planned as part of the neighbourhood’s living structure.

The landscape shapes the resident experience from the moment one moves through the enclave. It guides daily movement, creates shared gathering points, gives children safer places to play, brings neighbours into natural contact and provides pockets of pause within the rhythm of day-to-day life.

The green environment is shaped around three resident experiences: movement, gathering and pause. This gives residents different ways to use the outdoors throughout the day, whether for exercise, children’s play, neighbourly interaction or restful time.

The 800m jogging path acts as the main green connector. It links the residential environment to the clubhouse, outdoor gym, children’s playground, open field, badminton and takraw court, BBQ area and shaded garden pockets.

More importantly, it creates a daily route where residents naturally cross paths. A parent taking a morning walk, a child heading to the playground and neighbours gathering near the clubhouse naturally become part of the same shared experience. Connection is formed through ordinary routines, not forced programming.

The active spaces encourage wellness and movement. The jogging path, outdoor gym and sport court make it easier for residents to exercise close to home. For households with children, this means that play and activities can take place in a safer, more familiar setting.

The social spaces encourage interaction. The clubhouse, multipurpose hall, BBQ area and open field create opportunities for residents to gather, host small celebrations, organise weekend activities or spend time outdoors with neighbours.

The restful areas bring balance. The Vertical Green Island enclosed by bamboo plants, and the Bamboo Island are planned as slower-paced counterpoints to the more active facilities. With dense bamboo planting, shaded seating and a sheltered pergola, the space offers residents a place to read, rest or enjoy a moment of calm amid their daily routines.

This multi-layered outdoor experience gives Majestic Flora a stronger sense of place. It turns the development from a collection of houses into a living neighbourhood where daily routines can extend beyond the front door.

According to Mr Ta Wee Dher, Group Managing Director of Majestic Gen, this outdoor planning is central to the development’s values.

“We wanted Majestic Flora to feel like a neighbourhood with purpose. Every space has a role, from the jogging path that draws residents outdoors, to the clubhouse and BBQ area that create moments of gathering, to the Bamboo Island that gives residents a more restful place to pause,” said Mr Ta.

“The values behind Majestic Flora are intentionality, convenience, community and adaptability. These values are reflected in the way the homes are planned, the way the outdoor spaces bring people together, and the way the development can serve residents through different stages of life.”

CONNECTED TO A MATURING TOWNSHIP

Majestic Flora is located in Bandar Tasik Kesuma, a matured township in Semenyih with established surroundings already in place. This gives buyers the advantage of entering an area where schools, retail options, recreational spaces and daily conveniences are already part of the address.

Nearby education options include SJK(C) Ton Fah Eco Majestic, SK Bandar Rinching, SMK Bandar Tasik Kesuma, Tenby International School at Setia EcoHill, MARA Japan Industrial Institute and the University of Nottingham Malaysia.

Retail and daily needs are served by surrounding amenities such as AEON STYLE Supermarket, Setia EcoHill Mall, Lotus’s Semenyih, Jaya Grocer, Econsave Semenyih and other neighbourhood conveniences.

For leisure and recreation, residents are within reach of Taman Rekreasi Kesuma, Broga Hills, Club 360 and Semenyih Lake Country Club, strengthening the area’s appeal for households that value outdoor activity and weekend leisure.

Connectivity is another important part of Semenyih’s evolution. Majestic Flora is accessible via Jalan Semenyih, with connections to major routes including the Cheras Kajang Expressway, SKVE, LEKAS and PLUS Highway.

The wider road network has helped reposition Semenyih into a more accessible southern residential corridor. Routes such as Kajang SILK, LEKAS, SKVE, and PLUS have strengthened connectivity among Semenyih, Kajang, Greater Kuala Lumpur, and the southern growth corridor.

Majestic Flora is also expected to benefit from the proposed flyover at Jalan Semenyih, Bandar Tasik Kesuma. The agreement with Majlis Perbandaran Kajang has been formalised in partnership with industry peers for the proposed construction of the flyover, which is expected to improve access towards Eco Majestic and the LEKAS Expressway, while creating smoother traffic movement between these key destinations.

With freehold tenure, low-density planning, adaptable layouts, a green outdoor network and access to a matured township environment, Majestic Flora brings a more grounded expression of landed living to Semenyih.
