[Sponsored Post] COVID-19 made many property decisions change. Just before I COVID-19 arrived, I visited a few landed developments in the suburbs. There were still many choices. When I visited them again just before Movement Control Order (MCO) 2.0, most of these developments have already sold all their units and some informed that their next phase would be launched in the near future. In fact, beyond just the worry about having too high-density or the need for social distancing and lots more space, when it comes to properties, these few key points should always be in our consideration too.

Space will always be a premium. Do you think of the availability of space as a necessity? Someone who’s still a single would prefer a 500 sq ft unit versus a room, if he could. A married couple would prefer a lot more space than just a 500 sq ft one room unit. Everyone needs their ‘me’ time too. A household expecting a new baby and buying a home may want to start with more space, more comfort versus shifting to a bigger place later. This is why when we buy, the more space we could, the better it would be.

Multi-Generational Homes: A home can be a home for many generations. Let’s understand that moving a home is not just a big project, it will also be an emotionally tiring one too. The choice may be a smaller high-rise unit nearer to the city centre or a bigger landed home in the suburb. For a family, go for a home which could be a home for many generations.

For households where the grandparents would have the option of living with the children and being taken care of closely it will be much better to have extra room(s) because it is a happy occasion for family gathering.

Price, Size and Distance. Deciding on a property is not an easy decision but it is not a complicated one. With the demand and supply equation, if we like to buy very near to our office in the city centre, then the home will need to be of smaller size, usually 1,000 sq ft or lower. Please be prepared to pay a higher price per sq ft too. If we want to own a larger unit (80% bigger), usually 1,800 sq ft or bigger, then we need to move further away from the city centre. Price could be lower and we could enjoy a more comfortable sized home too.

Buying from an established developer. Purchasing a home meant that it would be a decision of a few hundred thousand ringgit. It’s easily 10 times the price of a typical car. This is why it would be good to check out the developer who’s building the project and make sure it has a long history of building homes. Let’s be very honest, there are definitely still a possibility that some unforeseen and unprecedented circumstance may cause financial distress to any developer but when we buy from an established developer of over 30 years, then the situation for our many hundreds of thousand investment will be safer.
