Three reasons why we should pay a visit to the upcoming Klang Valley Home Ownership Campaign – Malaysia Property Expo 2019 (HOC-MAPEX) organised by the Real Estate and Housing Developers’ Association (Rehda) Malaysia. Article in theedgemarkets.com here
#1 – CHOICES. This is where 72 private developers (Yes 72…, not 27…) including S P Setia Bhd, Paramount Property, Eco World Development Group Bhd and Gamuda Land. For those worrying about banks, there are 7 to choose from. They include CIMB Bank, Hong Leong Bank, Hong Leong Investment Bank, Maybank, Public Bank, RHB Bank and United Overseas Bank. 17,000 residential properties will be up for sale and I think everyone will need to bring a notebook to compare the different properties before they could decide. Earlier article about CHOICES.
#2 – INCENTIVES. Rehda added that as of March 19, incentives for home buyers who buy properties registered under the HOC include stamp duty waiver for loan agreements for properties priced up to RM2.5 million, stamp duty waiver for Memorandum of Transfer (MoT) for properties under RM1 million and a reduction of 1% for properties priced RM 1 million to RM2.5 million to 3% from the current 4%. HOC properties include both completed or under construction properties and are open for sale to all Malaysian home buyers including first time buyers. (Yes, not just for first-time home buyer and the savings is going to be very substantial. No idea if these incentives will be continued because the last time this was offered was way back in 1998) Earlier article about STAMP DUTY waiver.
#3 – FREE Talks lah. Buying or not buying depends on obtaining sufficient information. If one have the time, there are lots of information and knowledge from the many speakers being lined up for the HOC-MAPEX. Yes, it includes Charles Tan of kopiandproperty.com as well. He will be speaking on 27th April (Saturday) and his session is 2pm. Actually, instead of just listening to all these speakers, go there and ask questions too. That would make the talk even more interesting. As for the full list, as soon as I have it, I will include it here for everyone as reference. Earlier article about why it is never simply buying based on what our friends say.
Some other details. The HOC-MAPEX held at the Mid Valley Exhibition Centre (MVEC) in Kuala Lumpur from April 26 to 28 (Friday-Sunday) from 10am to 9pm. The opening ceremony of the HOC-MAPEX 2019 will be officiated by Minister of Finance Lim Guan Eng. Meanwhile, Real Estate and Housing Developers’ Association (Rehda) Malaysia president Datuk Soam Heng Choon remains confident that the national Home Ownership Campaign (HOC), which runs from January to June this year, will achieve the sales target of RM3 billion.
