According to Oxford Dictionaries, this is the meaning of “Birds of a feather flock together’: People of the same sort or with the same tastes and interests will be found together. What has it got to do with property investment? Does this mean when MANY people buy, I follow them and buy? Briefly, no. We do not buy a property simply because many are buying because if the majority are right, then nearly everyone would be rich and only the minority will be poor today. Of course, if we have evaluated the property, then buying it is fine. The risks are already calculated.
Then, what has the phrase got to do with property development or in this case potential property hotspot? Briefly, a lot. For a new area to become a potential hotspot, ONE developer is usually not enough, regardless of how branded or established they may be. If an area has many established developers with their own development plans, then the area is potentially an emerging hotspot. Could all the developers be wrong? There’s this possibility but the chances they are right would be higher compared to a huge area with just one developer. These developers are in Semenyih today:
Eco World Development Group Bhd (ranked #5 in The Edge Malaysia Top Property Developers Awards 2018)
IWajib Group (20-year plus established developer)
Kueen Lai Group (20-year plus established developer)
In the beginning of all new developments further away from the city centre, buyers are usually buying for own stay and they were attracted by the attractive prices and much larger sized homes when compared to the mature neighbourhoods. Once a growing township is established, we will see more people willing to consider this new township as there are now more amenities. For example, schools, supermarkets, restaurants and even recreational areas. It’s also supported by good connectivity too.
Investment opportunities then appear for some looking for potential capital appreciation and continuous rental yields. One example would be Midlands City Sdn Bhd which is offering a modern self-sustainable community living concept. Buyers are buying into a development with an education centre inside the development as well as being linked via an overhead pedestrian bridge to a private specialist hospital. These two meant that the demand for rental for the units will be continuous. The 300-bed hospital is expected to be manned by 1,500 personnel. With Malaysia just being crowned as having the BEST Healthcare in the world (medical tourism will continue to boom and Semenyih is well positioned as another choice as it is just 45 minutes away from the Kuala Lumpur International Airport.
Its Senior Manager Ryan said, “We prioritize social-interaction in our development planning and thus promote interaction amongst residents by creating various facilities and common spaces for everyone’s enjoyment. We also have various health and wellness facilities to promote both physical and mental health through outdoor activities too.”
Where choices are concerned, there are options for a fully furnished units of SOHO (450 sf) and these units will get keys with ready for move-in condition. The SOHO unit is also designed for versatility – capable to joint 2-become-1 as a 900 sf functional living space. Within walking distance from the development are convenience store, F&B outlets and services. It can be a good home for many. Facilities include a gymnasium, multipurpose hall, Jacuzzi, swimming pool, outdoor gym area, barbecue deck, viewing deck and gazebo.
One main reason for a high-rise development is also because of security. Midlands City is surrounded by anti-climb parameter fencing. In addition, there are also guard house monitoring, lift lobby access control, CCTV monitoring system and 24-hours security guard patrolling. For crime prevention, there are also sufficient lighting at common area too.
Midlands City executive chairman and founder Datuk Ng Aun Hooi has over 30 years of experience in infrastructure and building construction and 15 years in property development. Midlands city is a 22-acre project and will be developed over three phases. Phase One will take up 5.8 acres with an estimated development value of RM420 million. The development comprises 772 small offices / home offices (SOHOs) in two 21-storey blocks and 224 serviced apartments in a 14-storey block on top of a 7-storey retail podium. The 450 sq ft SOHOs are dual-key and fully furnished, and come at an average price of RM280,000. Each unit comes with one parking bay.
To date, over 40 percent of the SOHOs have been taken up by young investors. If you are interested, feel free to visit their Facebook page for more information.. Else, contact them for an appointment to know more.
