RM590,000 per unit, same price for 8.5 years, interested?

These days, developers are offering ever more ways to help buyers in buying one unit of their project. One recently launched project by Maju Holdings in Sungai Besi offers the option of paying just RM300 monthly for three and a half years during the construction period which will then be saved for the upcoming utility fees, legal expenses and maintenance bills. Its unit price of RM590,000 is for a standard unit of 882 sq ft, designed with a double-volume living and dining area, three bedrooms and two bathrooms. There are a total of 4,200 units within this development. Even after its completion, buyers can choose to rent the units at RM2,000 for the next 5 years and still buy the units at the same price of RM590,000 after that.

sungaibesiPrice per sq ft wise, this is not considered low when compared to some other secondary areas but the scheme does allow buyers who love Sungai Besi to own a unit there. The size is just right for a small family and perhaps the plan does allow the buyers to ‘buy’ some time before actually needing to buy the home. Imagine if the household of two working professionals has an income of RM6,000 today, at the end of 5 years, with an annual increment of 6%, they would already have an extra RM2,000 by then. This has yet to include any promotions that they may have or if one of them changed to a higher paying job. Oh yeah, we can also refer to propsocial.my for an overview of Sungai Besi too. This project is by ASM Development (KL) Sdn Bhd, a wholly-owned subsidiary of Maju Holdings Sdn Bhd and has a gross development value of RM2.5bil. Besides the residential component, there would also be nine-storey commercial podium with more than 2 million sq ft of gross floor area consisting of retail, commercial and leisure spaces. The completion date is expected to be 2019. This is about 3.5 years away. The development would have direct access to major highways with the KL-Seremban Expressway in the west and the Besraya Highway in the east. Do note that during peak hours, it’s still a huge jam. Thus, one should be prepared to change his lifestyle slightly.

With regards to public transport, the development would be linked to the new MRT Line 2 and KTM train stations and only a five-minute drive away from the Terminal Bersepadu Selatan, which was integrated with KLIA Express and LRT stations. Please take this as secondary reason because MRT Line 2 would most probably be completed only in Q2 2022. Fancy the idea? Happy taking a closer look then.

    • Haha. Actually, sungai besi is not my personal favourite. But the scheme sounds interesting. First time I come across.
